MSB Housing Needs Assessment
In 2014 the Matanuska-Susitna Borough (MSB) Planning Department partnered with the Valley Board of Realtors to determine if there was an issue with the availability of affordable housing issue within the borough. The outcome of this partnership was the first ever MSB specific housing needs assessment which was released January 2015. The assessment is based upon the Alaska Housing Financial Corporation (AHFC) guidebook "Evaluation of Local Affordable Housing Needs in Alaska".
Factors assessed include:
- Demographic change
- Income distribution
- Housing stock
- Affordability across a broad range of households
The MSB Planning Department undertook this statistical socioeconomic analysis in house as a means to determine the current cost of housing and who can afford to live here. It should be noted that the assessment also provides a potential future scenario if current trends continue. These trends are based upon past performance and extended into the future to project possible outcomes. What this means, is if current trends remain the same then the forecast presented may be true.
